It helps to know what’s going on behind the scenes, so we like to keep things transparent. We generally break the internal work down into three main stages.

First, there's the 1st Fix. This is the 'skeleton' stage where we get the structural timbers up, run the initial electrical wiring, and get the plumbing pipes in place before the walls are closed up.

Next comes the 2nd Fix. This is when your extension starts looking like a real room. We'll be plasterboarding the walls, hanging the doors, and fitting the skirting boards and architraves.

Finally, the 3rd Fix is all about the finish. We’re talking about the final decoration, fitting the kitchen or bathroom, and making sure every socket and light switch is perfect. We don't consider the job done until you've got that Building Control sign-off, ensuring everything is safe, legal, and ready for whenever you might decide to sell in the future.

Planning a build usually brings up a lot of the same questions. One of the big ones is: 'Do I need planning permission?' The good news is that many smaller extensions fall under what’s called Permitted Development (PD). This means as long as you stay within certain limits regarding height and size, you might not need full planning permission at all. However, we'll always check this for you to make sure we're playing by the rules.

Another common concern is living in the house during the build. We pride ourselves on minimal disruption.
